Healthcare Incubator
The Healthcare Incubator is a hospital-integrated startup incubator located within Narayana Health City, Bengaluru operating under the BIRAC BioNEST initiative and is built to equip healthcare innovation by bridging clinical research, entrepreneurship, and real-world validation. It houses facilities like admin office, meeting rooms, conference room, non dedicated & dedicated coworking spaces, cafeteria, incubation suites, common equipment lab / rapid prototyping, common equipment lab / electronics, server rooms etc.
Blending collaboration with confidentiality is required. Merging aesthetics - natural light and ventilation with the technical needs of labs and equipment-sensitive zones.
Locating co-working zones at the center supports spontaneous interaction, visibility, and a sense of shared purpose, fostering cross-pollination, participation, partnering & networking between startups, clinicians, and researchers, additionally allowing for acoustic buffering and visual separation of areas like Cafeteria, Incubation Suites & Common Equipment Labs positioned at the walls from high-traffic zones for focused work and being connected. Skylight in the centre diffuses ample natural light with windows, reducing dependency on artificial lighting.
Bio Incubator
3D walkthrough was created to aid visualization and stakeholder feedback - Bio Incubator comprising of facilities: Admin offices - Cabins, Centre head cabin, conference room and workstations with Lab area separate.
Since the Bioincubator was located in lower ground, it had limited natural light and ventilation, and equipment list was exhaustive and had to be accommodated in the lab area.
Strategic zoning was implemented to avoid congestion and equipment placement with available area to ensure efficient workflow and compliance. Optimum Natural light and ventilation were ensured to promote sustainability and occupant well-being by introducing view glass in workstations and wall panels and strategic openings.
CAR-T Cell Therapy Facility
Provided Design inputs for CAR-T Cell Therapy Facility for a pioneering Indian biotech company with a mission to make cutting-edge cell and gene therapies accessible and affordable for cancer patients in India and beyond. It comprises of facilities – OPS & Support office, Freezer room, QC, R&D & GMP Labs.
Mobile pedestals are adaptable, however, it can interfere with fixed circulation paths or equipment anchoring. Blending diverse equipments, spatial, electrical, and HVAC requirements into a unified layout. Designing within tight spatial envelopes and keeping in mind regulatory clearances and ergonomic standards. Utilizing appropriate bench space to maintain circulation, especially in high-density lab environment and ensuring this clearance accommodated both personnel movement and material handling equipment like trolleys and carts without congestion.
Additional GMP lab was integrated using a replicated design strategy based on the existing GMP layout for improved flow, productivity and performance and consistency across critical lab functions, also encouraging seamless continuity in workflow, equipment placement, and biosafety protocols. Additionally, mobile pedestals were introduced to keep circulation paths impact, allowing flexible reconfiguration. These mobile units supported dynamic task zoning without disrupting the integrity of cleanroom standards or process flow. While designing Quality Control (QC), Research & Development (R&D), and GMP labs, the approved equipment list and validated process sequences was front and centre, ensuring regulatory compliance and operational efficiency. Each lab was planned in a manner to increase usable area with adaptable workstations. 1500 mm clearance was given between every lab bench and equipment islands not compromising on movement and navigation of personnel and materials, trolleys, sample carts, and mobile instruments, curbing the risk of cross-contamination or workflow bottlenecks. Efficient zoning and space planning were accomplished with strategic allotment of wet and dry zones, containment areas, and shared utilities.
Cellagility Biomed Pvt. Ltd. - Bio Suite
3D rendering and animation for Bio suite - Cellagility Biomed Pvt Ltd, part of a broader mission to make stem cell therapies safe, scalable, and affordable.
Clear demarcation between BSC cleanrooms and support areas to be included to avoid cross-contamination. Movement of personnel, samples, and waste to adhere to unidirectional paths to maintain biosafety. Labs were required to adapt to evolving research, while keeping specialized infra intact. Quick evacuation and spill control was necessary.
Labs were divided into zones as per contamination risk - Grade A/B cleanrooms, buffer zones, support areas, and administrative spaces. Spatial diagrams to ensure personnel, sample, and waste movement and abide by strict paths to reduce cross-contamination. Modular units were designed for stem cell culture, analytics, and bioprocessing reconfigured for evolving requirements. Adjustable benches, anti-fatigue flooring, and intuitive layouts were introduced to minimize strain and enhance productivity.
Office
3D and snapshots which involved colour rendering of furniture as well as interiors of Chairman's Cabin, Manager's Cabin, Conference and Work area for an R&D company that specializes in innovative therapeutics.
Seamless transitions between chairman cabin, workstations and cabins had to be ensured. Researchers required deep focus and spontaneous exchange for which balance of acoustic privacy with visual connectivity. Reception and meeting areas needed to highlight the company’s mission. Compulsory to incorporate energy-efficient systems, daylighting strategies, and sustainable materials without impacting performance.
Glass partitions and writable surfaces were incorporated. Data work station with data cabins were included to encourage researchers to visualize, annotate, and interpret results immediately after experimentation. Immersive reception with strong branding and view glass panels for cabins were implemented. Optimal daylighting with use of low-VOC materials was integrated.
Engineering and Tech Incubator
A network of incubators and instrumentation facilities launched by the Karnataka Innovation and Technology Society (KITS), in partnership with IKP Knowledge Park and NASSCOM. It’s designed to foster entrepreneurship, engineering innovation, and tech-driven product development across Karnataka. Plans, snapshots & animations were developed for the Engineering and Tech Incubator. Each center occupies 80-90 individuals and offers a prototyping facility, co-working space, private office spaces, training room and other amenities offering: Metalshop - Vertical Milling Center (Haas VF-2), CNC Turning Milling / Lathe, Sheet metal bending, Welding, Laser cutting - Fiber Laser 700W, Co2 laser 70 W, Wood Shop with CNC, 3D printing, Injection Molding, Vacuum forming, Electronics lab, Conference room, Classroom, Meeting rooms, Co-working spaces, Private cabins for startups & Cafeteria.
Incorporate open co-working zones, private offices, prototyping labs, training rooms, and event spaces within limited project area in order to encourage flexibility for diverse user groups from students to startups to investors. Merging electronics, woodworking, metalworking, and 3D printing zones for collaborative prototyping. Designing for vast users like tech founders, students, hobbyists, mentors with varying physical, cognitive, and cultural needs while enabling inclusive furniture. Scalability of facilities – predicting growth in user base, equipment needs, and programmatic shifts, considering adaptability in layout, MEP systems, and furniture without overdesigning.
Variation in flooring, ceiling height, and ambient lighting for smooth demarcation of zones. Stack functions vertically or diagonally — ground floor for quiet work – Admin office, class rooms, meeting rooms, common equipment labs etc., while mezanine level was slotted for prototyping. Woodworking and metalworking with negative pressure zones and acoustic buffers were isolated. Adjustable-height workstations were included. Modular furniture & infra like reconfigurable desks, foldable partitions, and ceiling-mounted utilities were included.
Ahmedabad University - Bio Profab Mechatronics Incubator
Developed 3D animation for Bio profab Mechatronics Incubator, a multidisciplinary innovation hub encouraging startups, researchers, and design teams at the intersection of biotechnology, mechatronics, and healthcare innovation. The facility is divided into two floors, each tailored to specific functions: Ground Floor is designated as Mechatronics & Innovation Zone - engineering prototyping, collaborative ideation, and early-stage product development with facilities - Mechanical, Fabrication, Electronics, Rapid Prototyping, Office, Conference Room, Ideation Room, Laser cutter and CNC router. First Floor is assigned as bioincubator - biological research, tissue culture, microbiology and molecular diagnostics, with specialized infrastructure to support high-compliance lab work with facilities - Wet lab - 29 seats with write up area, 5 classified labs, Plant tissue culture, Animal tissue culture, with air locks, Histopathology, Mol Bio Lab, Micro Lab, Instrumentation, etc.
Combination of spatial and operational needs of high-containment bio labs with open, collaborative engineering zones. While designing classified labs like Mol Bio, Microbiology, Animal Tissue Culture etc., appropriate airlocks, pressure differentials, and waste disposal systems had to be considered. Easy circulation for researchers, engineers, and visitors while overcoming cross-contamination or workflow bottlenecks. While following lab protocols, fostering interaction between biotech researchers and mechatronics developers. Sourcing and installation of specialized equipment - autoclaves, laminar flow hoods, imaging systems etc., and adhering to regulatory standards.
Mindful vertical zoning – placement of bioincubator comprising of labs on the first floor to separate biohazards, while prototyping and coworking was designated on the ground floor for better accessibility and ventilation. Integration of HVAC systems with HEPA filtration, biosafety cabinets, and secure access protocols without affecting spatial efficiency. Hybrid design strategies like movable lab benches, convertible coworking zones, and shared instrumentation rooms with adaptable layouts were implemented. Ideation rooms and conference zones including view glass panels and glass partitions for cross-pollination and maintaining safety. Close coordination with vendors, compliance consultants, and facility managers for seamless integration.
Hitha Hospital, Puttur - Multispeciality Hospital
Multispeciality Hospital with an objective of providing well equipped medical care across multiple specialties, keeping in mind hygiene, accessibility, and patient-centered service with facilities - patient rooms, OT rooms, Ultrasound, CT Scan, X-Ray, dedicated outpatient and inpatient services, 24/7 ambulance service for emergency transport, etc.
Ensure wards receive ample natural light for healing and psychological well-being, on the other hand, spaces like X-ray, CT scan, and ultrasound rooms emit harmful rays, hence, shielding from radiation exposure is a must.
All wards were designed with natural light while areas that emitted harmful rays like OT rooms, Ultrasound, CT Scan, X-Ray etc., were positioned in the centre and Lead lined walls were used to avoid radiation exposure and protect surrounding areas. Safety measures were implemented in the plan as per the applicable guidelines.
Dentyscan 3D - 3D Imaging Facility
3D Imaging Facility specializing in dental diagnostics using cutting-edge imaging technologies with focus on delivering high-resolution, multi-dimensional scans that support precision in dental treatment planning with Cone Beam Computed Tomography (CBCT) as the core of the facility responsible for full 3D volumetric scans for detailed anatomical visualization.
For CBCT Machines, substantial floor space and structural reinforcement is mandatory due to their weight and rotational mechanics. CBCT units radiate mechanical, vibrations, and harmful UV rays, requiring acoustic insulation and vibration-dampening flooring to maintain a calm clinical environment.
Civil walls were reinforced with lead lining or barium plaster to shield harmful UV rays. Civil walls were constructed to support the weight and vibration of CBCT equipment for long lasting stability and improved acoustics - dense wall mass aids in containment of scanner noise for enhanced patient comfort and staff concentration.
Karnataka Soaps & Detergents Ltd. - Museum and Product Display
Museum and Product Display showcases the legacy, craftsmanship, and innovation behind one of India’s most iconic products—Mysore Sandal Soap with a GI tag. Celebration of over a century of excellence in products. Visitor’s awareness about the history, science, and cultural significance of Mysore Sandal Soap. The museum is envisioned as a sensory and narrative journey—from the origins of sandalwood oil extraction to the evolution of soap-making in Karnataka. Heritage aesthetics with modern display techniques merged together, reflecting the timelessness and continued relevance of KSDL.
Display of heritage soaps and other products required shelving that could utilize the corners of the hexagonal shaped building to complete the space.
A customised product display unit to create dramatic space, efficiently utilize corners and guide visitor circulation with a 360 degree seating. One of the walls doubles as storytelling zones with writeup on the history, science, and cultural significance of Mysore Sandal Soap and the wall art showcases sandalwood tree responsible for sandalwood oil extraction.
Cafeteria
Breakout area with a home away from home kind of feel – rural and rustic celebrated the diversity of Syngene’s workforce, with individuals from varied cultural backgrounds and aspirations collaborate and interact. Sourcing pendant lights, furniture, and accessories in a spectrum of colors and textures became a choice with an embodiment of the philosophy that “birds of different feathers flock together”.
Lab and office environments were sterile, thus, tricky to introduce warmth without compromising hygiene or safety. Cafeteria needed to resonate with the structured atmosphere.
Use soft lighting, earthy color palettes, and biophilic elements like indoor plants and natural light to soften the space. Regional elements like Mangalore tiles for the roof with wire cut bricks for side parapets were incorporated to achieve a rural and rustic atmosphere in a break out area.
Tech Incubator & Co-working Space
Each center occupies 80-90 individuals and offers a prototyping facility, co-working space, private office spaces, training room, and other amenities and many more services.
A multifunctional space to accommodate both fabrication and biotech needs, with strict zoning and acoustic separation between noisy prototyping areas and sterile labs. Modular, plug-and-play lab setups with flexible utilities were required to support evolving startup teams. The layout was to balance open co-working zones with secure, IP-sensitive cabins, while utilities should be separately routed to prevent contamination. Heavy fabrication areas to be isolated with reinforced infrastructure, and ISO 7 clean rooms to be included for biotech diagnostics, impacting HVAC and circulation design. The facility was tailored for both early-stage and scale-up teams through adaptable workspaces and expandable lab modules.
This facility was designed to support startups across all stages, incorporating a high-spec fabrication zone (metal, plastic, wood) to acoustically isolate clean labs. Modular workspaces—including open offices, private cabins, and plug-and-play labs enhanced seamless scaling. Utilities were safely routed for both wet and dry zones, while ISO 7 clean rooms supported advanced biotech and diagnostics. Complimentary amenities like conference rooms and virtual office support maximized usability, diminishing setup time and operational friction.
Bangalore BioInnovation Centre - Life Sciences Incubator
Designed an iconic and state-of-the-art Bangalore Bioinnovation Centre Life Sciences Incubator for Govt. of Karnataka. This incubator is made to accelerate innovation in the life sciences sector catering to startups and researchers in a spectrum of biotech sectors: Healthcare, MedTech, Agriculture, Climate Tech, Blue Economy etc. It has facilities like Research suites - 30 Incubation suites of different sizes, 8 Instrumentation suites and 4 Bio suites, Library, training room, Office - Admin, Director, manager, secretary cabins, conference & meeting rooms, and more.

The facility encountered several design challenges: lack of flexibility in suite sizes with default size of 550 sq. ft., workstations limited adaptability to the diverse needs of its incubatees in various sectors. The layout was inefficient - Bio suites were near the entrance and instrumentation suites were scattered, single access to meeting rooms, with key cabins - manager, director and secretary being congested, training room required adaptable seating and important rooms like the cafeteria and reception located inappropriately. Additionally, the space lacked essential amenities like service toilets, change rooms, or lockers, proper lighting in areas like conference room & library, and a logical flow for its specialized suites.

Design Contribution – Process flow and zoning – Office was added at the beginning of each incubation suite, Instrumentation & Bio Suite with 2 design options – with island and without island, corridors were reduced, dedicated entries for meeting rooms were provided and service areas were shifted to south of the building for personnel and materials with integrated toilets, changerooms, and lockers for mandatory separation of hygiene and workflow, relocation of bio suites to the west for better proximity to ducting and instrumentation suites near gas bank to minimize infra costs. To enhance the working environment, the design prioritized natural light by relocating key cabins - manager, director and secretary to brighter zones, conference room and library near larger windows for ample access to daylight and cafeteria was shifted outside the building to avoid airflow clashing with lab zones. The new aesthetics encouraged visibility and flexibility, featuring a central reception area beneath skylight for visibility, flexible infra - movable cabinet design with wheels, except for the sink for incubatees, training room was redesigned with flip-top tables in 4-seat clusters, increasing required occupancy and room for reconfiguration and flexibility and a vibrant color-coding each labs with rainbow hues for inviting feel combined with visual clarity to ensure a safe, organized, and inviting space.
GMP (Pharmaceutical Medicine) - In Progress
Build GMP Facility for manufacturing Pharmaceutical Medicine.
Space constraints, based on process flow abide by the unidirectional flow, to accommodate more equipments and area classification.
Took help of a subject matter specialist to understand these projects and closely coordinated with users to come up with first iteration after which we realized that the appropriate brief was not given to us. Hence, for the second iteration based on revised brief, to overcome space limitations, we recommended regrouping the areas.
QC (Pharmaceutical Medicine) - Expansion & Modification - In Progress
Quality Lab Expansion comprised of facilities - Arrival & Corridor, Sample Room, Janitor Room, 4. Potent Lab, Lab Support Common, Ladies and Gents Washroom, Ambient Stores, Glassware Wash, Archive Room, Sample Storage, Standard and Office - HOD, 6 Seater Meeting Room, 8 Seater Meeting Room, Half Cabin, Desk Seat and Photocopying cum Print Station. Space for each room had to be utilized in the limited available area given to us as per initial brief.

In QL Modification, Dissolution lab, TPN, ASP, Wet lab including Lab area, Fume Hood & Utilities needed to be accommodated as per initial brief.

In both QC Lab expansion and modification, the brief was not appropriate, therefore, after revision in brief, in QL Expansion, areas were included - Arrival & Corridor, Sample Room, Janitor Room, Potent Lab, Lab Support Common, Change room was included in Ladies and Gents Washroom, Ambient Stores, Glassware Wash, Archive Room and Office - HOD, 6 Seater Meeting Room, 8 Seater Meeting Room, Half Cabin, Desk Seats and Photocopying / Print Station while Sample Storage and Standard room were added and in QL modification, areas proposed Wet lab, ASP, Dissolution Lab 2, Package Material Test Lab - To Be Detailed, Support Office with Desk Seats and Lab Support Common, while there were existing areas - TPN, GC Prep, Dissolution Lab 1, Sample Prep, HPLC and Wash & Utilities,
Proposed Lab & Office - In Progress
Interior fit out of proposed office and lab located in Bengaluru for a Full Stack Clean Fuels Company – three floors – ground floor comprising of Meeting Room, Wet Lab and Caretaker Room, first floor assigned for Office, Storage, Pantry, UPS / CCTV Room and second floor provisioned for future fitout.
Zoning segregation for Office & wet labs, arrival to be provided right at entrance, all facilities to fit within the area given inside the building, designing for future expansion.
Arrival was located at the ground floor next to the staircase with entry doors for better access to 1 meeting room with wet labs are provisioned in the ground floor along with caretaker room while the first floor was allotted for meeting rooms, offices and UPS / CCTV room to minimize cross contamination and future expansion was included on second floor.

The facility with area details considered in design - HPLC Lab (HPLC Lab, Balance Lab, Sample Prep Area, Sample Prep area for light sensitive and humidity control, small Isolated room and Water purifier area), Dissolution Lab (Dissolution Lab, Balance Lab, Sample Prep area, Media Prep area, Particle Testing Area and Hot zone), Gas Chromatography Lab (Sample Prep area and Instruments area), General Instruments Lab
(General Instruments area, Sample prep area, Special Instruments cabin, FTIR cabin, AAS lab and Autotitrator cabin with humidity control), Sample receipt area (Receipt room and Incubator room), XRD Lab, LC HRMS Lab & ICP MS Lab, Sitting area, Glassware washing area with storage area, Chemical Day store, Stores and Cold room.
Requirement of 70 seats in HPLC Lab and Dissolution Lab with tall standing equipment to be met by appropriate zoning and other labs such as General Instrumentation, AAS, FTIR, Autotitrator, LCMS, GCMS, Balance Lab, sample receipt, hot room, change rooms and sample prep area to be well utilized along with office, discussion room, HOD, Cabins and conference room.
